Gainbrook First Time Buyer Incentives
We pay the following for our clients:
5% to 10% deposit paid depending on the deal
1% to 3% Stamp duty paid depending on the deal
Legal Fees paid up to a maximum of £1000
Other incentives may be paid depending on the deal
(carpets, 1 years service charges, rental top ups etc.)
Property prices ranges from £140000 to £300000
Client Pays
The client is responsible for paying the following:
Reservation Fee – This ranges from £500 to £2000 depending on the development.
The typical reservation fee is £1000. Please note that this fee is fully refundable to you on completion.
Survey Fee – This ranges between £200 and £500 depending on the value of the property.
Please note that this fee is payable to the mortgage lender who will lend you the mortgage money. This will be used to pay the valuer who comes to do the valuation on the property that you are buying.
Search Fees – This ranges from £200 to £350 depending on the value of the property. This fee is paid to the solicitor who is going to do the conveyancing on your property, and it goes towards carrying out the necessary searches on the property you are buying.
Mortgage Broker Fees – The various mortgage brokers who we work with charge between
1% and 1.5% of the loan amount for arranging the mortgage for you. This amount is payable on completion through your coveyancing solicitor. The brokers will make you sign a separate
agreement that will be lodged with the conveyancing solicitor. Please note that completion will not take place if this fee is not paid in full.
Apportionments to Service Charges & Ground Rent (This only applies to leasehold flats)
In order to complete, your solicitor will need you to pay a proportion of your annual service charges and ground rent in advance. Please note that completion will not take place if these apportionments are not paid in full.
In summary you will need £2,500 to £3,000 to buy one of our properties.
