Commercial farmland for investment is available at 15% below RICS Red Book Valuation and leased back to the selling farmer on a three year lease at an annual rental rate of 8.5% of price paid, which is paid quarterly in advance to the landowning investor. UK farmland tenancy occupancy rates are around 100% making this income investment very stable indeed with no default recorded to date.

After three years the tenant farmer has the opportunity to repurchase the land after a further RICS Red Book Valuation, should the tenant not be in a position to repurchase the land, it is sold on the open market with sales normally achieved within 90 days. DGC profit from taking 10% of the net vapital gain, ensuring our goals are aligned with the investor throughout. The investor holds full freehold title to the land, offering 100% security of investment at all times.

Currently, capital growth for farmland in the UK is 19.7% with values ecpected to double by 2016 (Knight Frank). This farmland investment opportunity allows the investor to capture a strong quarterly income and expectional growth vis the purchase of off-market assets not available through agents.
