Partner Wanted For Gas Station And Restaurant

Opportunity Summary

I own 11 acres on the highway in northern Arizona with approximately 1/4 mile frontage on the highway. We are one of only a few business on this 80 mile stretch of Hwy. I originally purchased this property in Aug 2001 just prior to the Sept 11 tragedy; as a result of the 911 occurance the government shut down the highway to all commercial traffic along with busses, RVs and other types of truck traffic ( u-haul and ryder rentals ect.). We have run our business for the last 7 1/2  years with a much reduced customer base; but the Govt is in the process of building a bridge just behind the Hoover Dam and will reopen the Hwy to all traffic in july of 2010 when the bridge is finished. We will then regain the volumeof traffic that traveled our Hwy prior to SeptRespond to this opportunity.

As a result of the closure and the reduction in our clientelle and income we were unable to build our gas station here, or to do any of the other expansion we had planed; this closure cut our income by approxamtely 60% and also hurt our credit. The opening of the New Bridge and the resumption of all traffic allowed to access the highway will again give our business the customer base we had expected when we purchased this business. Prior to Sept 11, 2001 this was a very busy Highway and is designated  the nafta Highway.

I am looking for a partner to help build the gas station and also a partner in my Pizzeria / Italian Reataurant. The Restaurant is presently completed and is scheduled to open sometime in november 2009.

This highway is an excellent spot for these businesses due to the fact that we are one of only a few business on this road catering to the traveling public. We are on the only direct route to the Grand Canyon ( the most popular tourist spot in the US)after leaving Las Vegas, and most visitors to the Canyon are travelers from Vegas
