Investment Proposal:
My proposal is seeking 100% funding on profit sharing basis from silent investment partners having genuine & legal funds conforming RBI financial regulatory guidelines.
Let's hope this opportunity bring prosperity with joint partnership with ur company herald a new horizon for our proposed enterprise "Volga Realty Ventures".
In brief my proposal to have budgetary investment for this proposed enterprise is total of 30 million usd and I have identified few projects to in my suburban area of Mumbai region, at Lavasa near Pune (a new lifestyle lake city in India (a first of its kind in India) and Arrow City Manhattan, Uran (to be linked with South Mumbai by Trans Harbour Link of 22 kms. by year 2014) together with in potential metro areas of Pune, Ahmedabad and Bangalore depending on the investment approved by the investor. The timeline of developing and marketing these projects is approximately 7 years and beyond.
In the meanwhile u can just go through a small powerpoint Executive Summary & Feasibility Report submitted by our Architect Consultant Mr. Santosh Jadhav for u understand my vision through assimilation of professionals, joint-venture and contracting incluinding exeucting projects on our own as well to popularise "Volga" realty brands in Indian Realty Sector through its quality and affordable housing to hundreds of urbane customers in Indian metros viz. Mumbai, Bangalore, Pune and Ahmedabad. Also please find enclosed my business card for your ready reference.
Please note, I do not believe in taking any kind of loan for my projects and I entirely believe in working in hassle-free on projects with greater flexibility and freedom. U will also remember all business though appear lucrative are risky and react to unforeseen circumstances due to political instability, economic, regional volatility, world markets, internal security etc. and therefore, u are also to look at the other side of ur coin, though we would be putting our best efforts to generate maximum revenue. My business mantra is not just to earn money but name as well. We would offer best value for money to the customers and they will be our harbinger for marketing our future realty products in India.
Again, one more significant aspect of my proposal is, I would be setting aside 20% reserve fund in Fixed Deposit in nationalised Indian Banks in proposed company's corporate account. Further the investment fund can be released in tranches of 5 million usd at a regular interval as per the signed binding investment agreement depending on the choice of the Investor.
Here in this case my company is at pre-incorporation stage and I believe lending on profit sharing basis i.e. in the ratio of 50% each for me and u as investor would be ideal. We are both would be business partners but our JV must undergo legal process so that it would not hamper our business interest in future.
The data mentioned in the Feasibility Report is based on the inputs of properties whose location plan we have with us as the properties are up for sale with clear title and marketable.
Here, I have prepared business plan for about 13 million USD and another 20 million usd projects for Lavasa Pune, Arrow City Manhattan would be covered in phase 3 of my business plan when we would undertake business expansion after successfully completing of phase 1 & phase 2 of my Business Plan.
